How the permit process works
The Environmental Management Agency reviews every application for wetland-adjacent development against the Environmental Management Act and its regulations.
1. Create an account
Sign up with your email. Confirm your details — name, company, phone.
2. Submit your application
Use the guided wizard: applicant info, project scope, site location, and supporting documents.
3. Review & inspection
A provincial officer reviews your file. An inspector may visit the site. You'll get progress updates by email and in-portal.
4. Decision
Approval (with conditions), rejection, or a request for more information. Download your signed decision letter.
Typical timeline
- · Confirmation of submission: same day
- · Initial review: within 7 days
- · Site inspection scheduled: 7–14 days
- · Decision issued: within 21 days of complete submission
Fees
Application and inspection fees are set annually by EMA. You'll receive an invoice after initial review. Payment methods and current tariffs are confirmed at that stage.
